You don't need your real estate license to be a real estate investor......you doing it just for the education of it? If you're looking to invest I would spend your time elsewhere and learn investing strategies and what kind of investor you plan to be. What's your strategy, invest in what? Fix and flips? Rentals? New Development? All the above?

As for the sites, it doesn't really matter. There are multiple companies you can use online, everyone has there own preference or you can sign up for weekend classes and finish it much faster.

@Nina Ricci 1 of those deals was going to someone I knew so I was ok with that, and the 2nd deal I had a very hard time finding a buyer for and so it was my last resort to accept an offer with a loan. The person was already pre-approved and the process was fairly quicker than usual so I accepted the offer.  

Cash and quick closes are what is preferred when it comes to off-market deals. Most of our deals don't last 24 hours before they are sold.

99% of the time most off-market deals are all done with either cash or hard money. Depending on the condition of the home, the type of loan you are approved for and the person selling the deal may allow for it but it's rare to find. In the last 3 years, I've only allowed 2 people to use a loan when selling an Off-Market property.

There are NO sources to find buyers, you need to get out of the house and network and hustle! I guarantee you there are local REI meetups in your area that you can attend to, go to sheriff sales and tax auctions and network with local RE agents and investors. BUT the absolute best way to find buyers is to actually have real deals. When you have deals, the buyers will come. There are no secrets to marketing and networking, its all about taking actionable steps.

If you actually do have deals, then I would market them! If they are true actual deals most buyers will come to you. Also, if your using something like MailChimp you can create a link that will allow people to join your buyers' list, but once again you have to market that as well. Thirdly you could venture out of your house and start networking at your local REI meetups, there's pretty much 1 a day in the Philly area. Basically, to sum it all up, you have to market, market and market some more. That's how you build a list unless you plan on buying one.

If you understand "how it works" then taking action would be the next step. Otherwise, you will become the perpetual student like most people. Just starting is where you start! Otherwise, you will always be waiting for the "perfect" book or course or whatever excuse it is. ACTION beats everything!
