@Dean Savarino Hello! Take a look at TenantCloud (a property management software I'm using). They do have an option to sync data with Quickbooks. But I'm not sure it's included in the free plan.

@Ruben Correa Buildium, TenantCloud, Avail, Turbo tenant...

Currently, I use TenantCloud to manage my rentals and accept rent payments online. 

I use TenantCloud (the one I'd recommend). 

There are also Avail, Buildium, Rentler. I don't know about all the features they offer but based on reviews they're good enough.

@Amy Poe It seems to me you can require transaction fees from the tenant. 

Their Help center says, "there is an option to choose who will be responsible for the convenience fee, payer or receiver."

@Luciana W. Well, Tenantcloud is free up to 75 units, which is great for small DIY landlords. However, I had to subscribe to a paid version ($9/mo), as I needed an online payments feature (Dwolla) not available in the free plan. 
Overall, TC offers a few must-have features: online maintenance management, lease agreement templates and online tenant screening services. These are the ones I really like.

At first, the functionality might seem a bit complicated but once you spend a few hours navigating the system, you'll see that it's pretty initiative and user-friendly. 

I recommend you to sign up for an account and see if it meets your needs. 

I'm a TenantCloud user. Currently, its functionality works for me. But you can also check out Buildium or Avail.

My property management system offers E-sign in a Paid Subscription Plan. Pretty convenient. 

QuickBooks is a great accounting tool: user friendly and multifunctional. But I use also use a property management software (TenantCloud) to manage my rentals and keep track of transactions (as it's integrated with QB Online and allows doing everything in one place.)

If you need to use both a property management software and QuickBooks, take a look at TenantCloud. With a TenantCloud account, you can synchronize all transactions with your QuickBooks account. 

Makes the whole process so much easier!

@Rick Albert Hello! 

I use TenantCloud to manage my rentals as well as run background and credit checks. Rent payments are also provided via the system. 

Some of my friends are Avail users. But I'm not aware of the options it offers. 

I do recommend you to check out several software systems to know which one is best for you.
