@Darvin Johnson Yes, E-signature and Auto Pay for tenants are included in the paid plan so I decided to upgrade.

I use just this one service at this time.

I'm a Tenant Cloud user. Been managing my rentals with the help of this app for a few years. What can I say? it's a good solution for DIY landlords with smaller portfolios. I started with a free basic plan and then upgraded to a higher subscription as I needed more functionality. 

Unfortunately, I have no experience with other services you've mentioned but if you're interested in learning more about Tenant cloud, don't hesitate to ask. Will be glad to share my experience! 

I accept online payments via Tenantcloud- that's a PM software that offers a lot of features for landlords and PMs. But there are many other services that do basically the same. You can also check out Buildium or Appfolio.

@Shalom Benton Almost every property management software has this functionality. You should try out a few to know which one will work for your business. I'd recommend you to check out Buildium or TenantCloud. 

Well, I like the accounting dashboard and the way financial reports are generated. Maintenance management is also a helpful feature. But I'd really love them to improve the Dwolla setup - too many steps to complete.

I’m using Tenantcloud to manage all my rentals.
It provides free residential agreement templates that meet legal requirements.

But I never hired a lawyer to go over the documents. 
If you’re concerned about that, reach out to the support team to find out any details.

Totally agree with @James Hamling! An experienced PM team will help you find a solution! As eviction at this time is a very sensitive topic, you should be careful when dealing with the tenants you might be facing financial difficulties or waiting for financial assistance.  

@Evan Tom take a look at Appfolio, Buildium or Tenantcloud. I find them the best ones on the market. 

I like rental advertising features offered by Tenantcloud because you can easily syndicate your listings with other listing websites to get more prospects. But I'm not sure about room ads... You should check it out.

@Teresa Conner My choice is Tenantcloud since it's integrated with Quickbooks Online. So I can synchronise my accounting data into QB anytime. That's pretty convenient.
