Hello! Check out Avail, TenantCloud, or Buildium. They seem to be the best in the industry. 

But it depends on what features you're searching for. I'm a TC user, because they offer a free plan up to 75 units and  their functionality is being improved with each release. Not sure about Buildium but it looks good as well.

I guess, TenantCloud will work for you. The system is focused more on small DIY landlords allowing them to affectively manage rentals, receive online payments online, accept maintenance requests... 

Buildium is a nice alternative but its functionality is designed for landlords and property managers with a great number of properties.

I use TenantCloud to manage my rental properties. It's free up to 75 units, has numerous useful features like online payments, maintenance requests management, Quickbooks integration, etc.

It might work for you if you're a DIY landlord. 

I use a property management software for that. The system automatically generates late fees invoices, so I don't need to send letters requesting fees or call the tenants, etc. 

I use TenantCloud for background and credit checks. They offer a few options, so you can choose the one that suits you best. Btw, applicants can also pay for their report which is rather convenient. 

As mentioned above, TenantCloud does offer screening services, online lease agreements and online payments methods. And yes, there's also E-signature that helps greatly when it comes to dozens of rental documents.  

I'd rather hire landscapers to maintain the flower beds or even clean the show if necessary. I'm not sure my tenants can handle that, unfortunately. 

Any property management software is better than collecting rent in person. There have been mentioned a few property management systems worth attention.

@Santhi Mani yes, they offer TC Payments powered by Dwolla to accept ACH payments.  

I've never used Cozy, but TenantCloud works great for me so far!
