Buildium, Appfolio and TenantCloud are pretty good software systems with a great functionality.

Well, I wish the transaction processing time was faster. 

@Boe Stingley I use TC Payments powered by Dwolla (through TenantCloud Standard Plan): no transaction fees required, the tenant's one time set up fee is only $2 or something. 

I never tried other options but I'm pretty sure there are a few services out there that would meet your needs. Good luck! 

Buildium is great for landlords with multiple properties but it costs 50$/mo. For small landlords, Tenant Cloud is the way to go since it offers a lot of free stuff. Rentler also has a free version and a great listing option. 

You check out homepages of every software just to find out what functionality meets your requirements.

I have a few tenants and some of them were not able to provide April's rent so I waived it. To my surprise, today I received the full rent amount from them. I guess I have the best tenants!

I've been using TC for a couple of years already. 

When paying with a credit/debit car, there's a convenience fee of 2.7% per transaction. I'm not sure who's responsible for the fee. You should double check in the Help Centre.

Tenantcloud lease signing process is pretty simple but consists of a few steps. Also you can require E-signature, customize the agreement, edit it and share with the tenant. 

You can then keep track of all the details of the document inside the system.

I use RentPrep for background and credit checks. It's the system offered by my PM software. 

I also use TenantCloud for collecting rent. Has been using this software for a couple of years already.

Not sure if I can help you with a boilerplate message but if you're a TenantCloud user, you can use Property Message board to send messages to the tenants of the same property. It's a pretty useful tool that saves a lot of time when you need to send multiple messages at once.  

My choice is TenantCloud. Never used anything else so it's hard for me to compare.
