HELLO BP,

My name is Damien and I recently got my real estate license in DC. I thought when I get my license all the deals will fall into my lap lol ! I was sadly disappointed when I spent all my money on stamps, envelopes, and bandit signs, fees to affiliate with the brokerage, mris, realtor fees, etc to no avail. Oh yeah I forgot the most important part I have a mentor that is a successful investor, but always busy and hard to catch on the telephone if you know what I mean. Help BP!!!!!!!!!!!!!!!!!!!!!!

1. My question is what should I do from here ?

2. Can I add value to investors with my license and what approach do I take if any?

3. Are there other ways I can do deals?

Hey Damien - hang in there, man, you've made some SERIOUS progress.  Just not yet seeing the $$.  I really think you are positioned well.

I like the strategy of being a RE agent "partner" with many investors. All investors need an agent on their team (for MLS-mris access & CMAs). You can tell them all, I'll help you with comps if you bring me any deal that looks like a listing. Then work together like that with dozens of these guys. For them, 1 in 20 will be a true cash offer deal, but they might refer 5 out of 20 that LIST with you. If you have a BUNCH of guys bringing you listings, you could make BANK being the "agent that helps investors"...
