@Jay Hinrichs it's sad really. I follow up sometimes with investors who I mail campaigns out for and it's amazing how many people wait days to call a lead back. Not the best use of their money in my opinion.

It's not so much what your letter says it's more about your list. The letters job is to just get them to pick up the phone to call you.

@Cierra Seay You can find deals on Craigslist however it's not a consistent way to find deals. A lot of the properties on Craigslist are being marketed by wholesalers/other investors or FSBO's who are looking for full asking price. If you consistently use Craigslist you can probably find 1 or 2 extra deals a year.

@Steven Velez I think he means absentee owners, divorce, probate, inheritance, etc type of lists. They are just leads where you have the best chance of finding motivated sellers.

For sellers: direct mail, bandit signs, networking with other wholesalers, Craigslist, social media/Internet marketing, telling everyone you come in contact with what you do, etc etc 

For buyers: Local investors club, call for rent signs, mail to rental license holders in your state, Craigslist, networking with other real estate professionals, etc

BP, Craigslist, call bandit signs to network with wholesalers/rehabbers, send out a flyer to recent cash transactions, go to your local real estate investor meetings, network with realtors/other real estate professionals, mail to a list of high income consumers, mail to a list of licensed rental holders in your county, etc
