Four closing in four weeks part 2

So for those of those who read my last post you will know the back story for those that don't search this title except add part 1. So this is my second closing in 10 days and first time getting a mortgage with a conventional bank. The first three duplexes we bought cash,  and our six unit was owner financed. So without any further rambling here's the numbers from this second deal. 

This building is a four unit all fairly spacious 1 bd units. The price was 70k and there are three units rented, the rents are 440 425 and 425. The last unit is empty at the moment. All of the tenants have been there over two years with one having been there for four.  There is only one furnace so gas is paid by us. In the future i'm going to advertise it as utilites included and advertise it at 525. We have put a ad on craigslist with that price and so far have four showings scheduled for this week. 

So we currently have 16 units in the last 17.5 months and will be closing on two more duplexes in the next two weeks! Hope this inspired a couple people and that @Ben Leybovich doesn't roast me to bad for aggressive investing lol!
