The first call I got on my first ever yellow letter campaign was from a guy who didn't have anything better to do with his life. He told me how he had 30 properties and that's way more I'll ever own because "I'm a low life criminal looking for houses to steal." Went on to tell me how he was giving the letter to his lawyer to sue me. He couldn't tell me what he was going to sue me for though haha. Oh and he was also hiring a private investigator to find out who I was, where the letter came from, AND to put me in jail. Needless to say I was a little nervous to answer the next 20 calls I received but it was definitely a great learning experience.

Hey Beverly, 

I'm assuming you are just using excel as of right now? I don't have any personal experience but it sounds like you're looking for a CRM program...maybe by Salesforce or Zoho. It's something I would call and talk with them directly to 1. Make sure it's something that can actually be useful for you and 2. Possibly negotiate a better monthly price. Best of luck!

@Bram Spiero Agree completely. I always give them the leads where the seller wants retail for their property and would be open to working with a realtor.

Like @Bram Spiero said a wholesaler is basically a marketer. A wholesaler goes out using different marketing channels to find deals (usually off market). Agents can be very useful though. They can bring you leads, give you MLS access to look up comps, help you with neighborhoods, etc.
