I'm not sure about Illinois but some states dont require the lender to file anything with the courhouse. Therefore it is entirely possible they don't keep those kind of records unless the individual lender files something.

Try using a list broker like melissa data, listsource, or usleads

Hey Jose,

It's just a matter of being consistant. It took me 4 months to get my first deal. However the first 3 months I was just messing around with craigslist, fsbo, etc...once I started spending a little money on marketing thats when the results came. Determine how much you can spend a month on marketing. A good rule is spend however much you can spend a month for 3 months without getting a deal. Whether its bandit signs, yellow letters, postcards, etc just be consistant. Best of luck!

Hey Everyone,

I just signed up to get "back in touch" with the investing community. I was an active investor from 2010-2013 where I did rehabs and wholesaling. From 2013 until now I have been running direct mail campaigns for investors. As my investing career started to grow more and more local investors (absentee owners) would receive my yellow letter. Over the 3 years, I had 25+ calls from investors telling me they liked my yellow letter and if I would do their campaigns for them. Thats when I really became interested in the marketing aspect of real estate.

Anyways...thats enough of that. I look forward to getting involved in the forums. I hope I can provide at least a little something to the bigger pockets community!
