Make sure you have it under contract first. If its really vacant why would anybody be there?  You need a lock-box.

Write the offer based on current condition of the property. I wouldn't trust them to finish it or that the work would be done correctly to your satisfactory. Find your own contractor to finish the project figuring the cost plus cushion in ahead of time before making offer.

I would contact your local mobile home dealership/business that sells new and used mobile homes, they probably have contacts of companies that actually move them. Also, call a mobile home park they might have some good contacts as well.

Every investment is a little different so your bound to make some mistakes along the way. Your not going to know everything, so that is why were on BP. Ultimately its up to you to take action of doing deals, yes training wheels are great but at what costs. Now spending some money regularly to get yourself educated up to speed learning the basics is one thing, but spending enough to possibly fund a deal is another thing. Network network network!

So get busy writing offers.

Need to check your state laws, some states you do have to disclose of the murder or murders, and suicide, natural death you don't. Depending on the neighborhood doesn't mean people won't be coming up to the house talking to potential buyers/tenants. Just like most things though its just hurdle to get around it can be done.

@David Whitehair I would go talk to seller first to gather more information, see how motivated they are to actually do something. If its free and clear thats a big help, also only one owner. Look at the property finding out what things need to be done to make it a good rental, see the layout. Work the numbers so it makes sense to you, keep a open mind to putting an offer together. Help them try to get what they want but your still getting what you want, if that make sense.

@Carly M. Have you had any previous problems with this PM? Is this a large city lot? First response would be to fire but might need to step back look at whats going on in a calm and cool fashion. 3K does seems a bit excessive, with a ghost contractor, need to dissect more. I've learned you need to babysit your PM's and contractors, its just part of the business. Always try have backup contractors list you can use when others fail you. We've all been in your seat. I once paid a lawyer for a eviction who did nothing but take my call. He was moving at a snails pace so I fired him. Now I know who not to use for an eviction.
