11 times would be a bit irritating, I do have the ability to return the phone call in a fairly reasonably amount of time, but seriously their emergency is not my emergency.  I would ignore or have a kind conversion about refraining from calling back to back on phone calls. On the other hand all calls go to GV and I have no problem turning the ringer off on cell phone. 

As far as the water heater I would get in contact with my handyman who is more than capable of taking care of that issue, just frees up my time more not that I have a lot of free time either. I would get yourself a list of capable contractors to back you up or save you time from having to run over to the rental.

Search recent sales in the area plus the surrounding areas to find any out of state buyers. Maybe do some more networking to reach out farther.

Haven't played any lottery in many years. Just really don't followed it much I guess, don't have anything against those that do either.

@Steve A. make connections in Seattle area on BP. Depends on what your end game is with the property and what your willing to do to sell it. Did you get a market analysis on the property to establish a good selling price. Was there any interested parties or offers? Possibly just need to vet Realtors a little more to get the right connection.

Meeting potential tenants than screening their background with enough applicants should give a pretty good idea which direction to go. Maybe if you can swing by seeing what their current living conditions are like while in the application process. Good tenants do go bad even with all the screening, so have some funds set aside to tackle the unknown, and you can live to see another tenant.

Know what the landlord tenant laws are in your state. Be a great landlord maintain your property collect the rent, if problems arrive take care of them before they snowball.

Nobody knows the owners knowledge of the market, financial, mental condition, might be a out of area owner and this is their only rental. Might just not be that savvy when it comes to real estate even though the market is on fire. Maybe there is a communication hang up with what the owner thinks is going on and what is being explained to them. None the less the PM or licensed agent is working for the owner and their best interest to manage and or sell property. If the owner is being ridiculous decline your services if not in agreement with what is going on.

Yes, commonsense would tell you let the tenant out of lease and move on with selling the house, buts the owner calls the shots.

I would try to think out side the box a bit locally when comes buying rentals.  Need to remember when competing for a style of house that the masses are after its going to be some stiff competition. For me to consider buying out of state property I have the ability to be able to drive or fly there if needed.

Could rent out your current house than move to another live in it for the required period of time than turn that into rental as well.

Figure out what your long term goals are of and work backwards  from there.
