How would you sell this land in Seattle area?

Hello BP community, I have a situation and would appreciate some of your input.

To make a long story short, we have a lot in Woodinville, WA (outside Seattle) for sale. We’ve had bad luck with realtors. we live out of state and want to sell it, but have no experience selling. We paid $220k and realtor listed it at $238k. The listing expires the end of the month. 

I never sold property before. How would you get this sold? Flat fee? By owner?

@Steve A. when selling your best course of action is to market to the greatest number of buyers.  That means listing it with a realtor.  Yes, I have a biased opinion but it's the truth.  

If i could make a suggestion i would add a lot more photos. There are only 3 on the MLS and they are not very helpful.
