@Kevin Bain in South Carolina you have to use an attorney instead of a title company. Any real estate attorney can do the work. In Greenville, I've used Kyle Brady and Noone and Hammett. Both law firms did a good job.

@Kevin Bain welcome to BP! You would need a contract (between seller and you) and an assigment of contract (for you and the end buyer that you flip the contract to). Check the files place here on BP, they may have some there. Also, I'm an investor in the upstate. Let me know if you get any deals under contract or if I can be of any assistance.

Someone asked me this question, and I did not know the answer. What happens is someone gets an S Corp for flipping but does not do any deals the first year? Does he need to file a return? I would imagine the answer would be yes. I told the person that asked me to consult a cpa, but I'm curious what others here have to say.

How do you pitch private lending to folks that you know? If you have someone that is interested, how do you go about answering questions about self directed iras and explaining what they need to do?
