No it would not be rude. If you are not embarrassed by your offer, then you paid to much.

Thanks for the responses so far. I agree that face to face meetings work best. I'm just trying to expand my horizons by updating out of state folks on what I am doing and hopefully creating more funding in the process.

Hello everyone, I would like to send out email or letters to folks that I know explaining what I do (fix and flips) and asking them if they or anyone that they know would be interested in private lending. For those BP'ers that have had success using private money, would you mind sharing a sample email/letter that you have used that worked for you?
