@Bill Jacobsen, thank you for the reply. Yes, the 1,100 is market rent. If the owner financed the monthly payment low enough to cash flow, then my plan would be to place a tenant in the house and rent it out.

Hello BP, I need help analyzing this potential deal. A bird dog that called me with this lead today.

The house is a 3br 2ba ranch, sf is 1740, tax value is assessed at 150k. House is in a good subdivision in upstate South Carolina. Previously rented for $1100 per month. There are 3 comps recently sold in this neighborhood. They were for 169k, 189k, and 190k. This seller is asking for 194k. He told my bird dog that he is open to owner financing it since he owns it free and clear.

I've not that experienced with lease options or owner financing. For those of you that are, what are your thoughts on this deal? What questions should I ask the seller and what monthly rate should I try to get it financed for? Please feel free to ask any questions that you may have and I will do my best to answer them.

I am looking for a few "fixer-uppers" in upstate SC. I prefer houses that are vacant, ugly, beaten-up, dirty, and neglected. Maybe it's got an jungle growing in the yard, or perhaps a local graffiti artist's latest work on the walls. Those are the best ones!


If you know of an property for sale that's vacant, not listed in the MLS, 3/1+, 1000 sqft+, 1950+, less than $60,000 and located in a decent rental area of town - I'm very interested in buying it right away.

When you see something that fits the bill - shoot it my way and let's put the deal together.

@Dondi Delk Your best bet is to join a local reia and any other real estate investing groups that are in your area. Network and let everyone know what you do, and what exactly you are looking for.
