Private lending with ira

How do you pitch private lending to folks that you know? If you have someone that is interested, how do you go about answering questions about self directed iras and explaining what they need to do?

For many people that is their biggest source of funds. Most people don't have $50K laying around to lend, but they may have that or more in their IRA or other retirement account.

The money in their retirement account may be earning much lower returns than they could get by loaning to a real estate investor. In addition the lender gets the benefits of the loan/investment being tax advantaged becaue it is in an IRA (or 401K etc)
