@Joal would you be willing to share your lender that was willing to do the 6 down 1st and 2nd lean deal?

@joel even if you convince the bank,  did you put 5% of your own money down,  or someone else's?

Was looking at the Sheriff sales list and noticed there was a house down the street from me that was going to be foreclosed on.  It was scheduled for sheriff's sale in March.  A couple of months later, I noticed it was vacant, so I figured it was the norm, bank took it back ect.  I was expecting to see a for sale sign in the front yard like any other.    Has not happened.  Recently checked the county records and it is still in the owners name.  Have seen others go much quicker. What seems to be the problem?

@Gail K.  You have a good point.  Do you have to serve 3 day notice there?  That's the closest I have gotten to an eviction here.  

@Aaron T. I would have to agree with Greg.   When a tenant signs a lease, they adhere to all that it entails.  If you have a tenant that signs a 1 year lease a breaks it in 6 months.  Are you going to sympathize and return their deposit when they are gone?
