Mom has grown son and his part time girl friend living with her.  They are not on the lease.  Expained that we needed info on all adults living in dweling.   No response. Is it ok to terminate lease and give 30 notice?

Call the city/county make sure there are no violations back taxes water bills ect. or like Joseph said, get on the county web site. You can find a lot there.

How are you coping with late pay and no pay tenants during the pandemic?

In that area of town you might get a bidding war started. I would sell.

 I have a tenant who I think is trying to take advantage the virus situation.  He has had a history of late pay.  In the pass, he paid and called it a day.  This is the longest time frame he gone without paying 18 days.  Has anyone had an issue with tenants not paying do to the virus?

@ stephen glover Could you give some insight how you are financed the 3 you had under contract at once did you seller finance 100% ect?

I've seen most seasoned flippers buy around Oct. rehab through the winter months to rid the 90 day gridlock among other things. Banks try to get rid of inventory before new year. Prices may be good, but inventory goes quick.

Do you use a basic purchase and sales agreement to transfer deed of ownership? Need to transfer ownership from LLC to me to please the bank?
