@Aaron Mazzrillo what private lender will lend on such terms and won't give the, "you have to have skin in the game." Comment?  And will they lend on commercial property.

@Joel Owens  I own 5 Residential properties, 4 are free and clear.  Very little Liquidity, What would you suggest for someone such as myself for getting into a cash flowing commercial buy and hold. 

Is there an equation that most commercial sellers use to come up with a decent asking price when they sell a cash flowing business?

@Rick Pozos what about these organizations that call themselves, "private lenders," have done their legal work such as filed their ppm with the sec. And are raising capital with other peoples money, and then say to you or me, I can lend 75 or 80 percent LTV. Would they be considered, "outside traditional conventional lending?"

@Jon Holdman  No way possible to do a no money down with a private lender if the seller is willing to carry 20% or more on a commercial property?

Hello fellow landlords,  I just took two applications for a couple on a Friday.  Does anyone know a screening Company that I can do a screening over the weekend with? 

@clarence Johnson I thought California in general, it is difficult to get rid of tenants for any reason.

Did you make sure there were no outstanding water bills or possibly other judgments?   Working and deducting the rent is a red flag from the start for me.   The way I look at it, the bank does not let you or me work off the mortgage payment.   Nor does our local government let us work off the property tax.   So why should they be able to.

@Kyle Meyers funny, I have a tenant that I set up in the beginning with an online payment system, e-rentpayments.   The system even sends them a reminder.  She does not seem to have it together.  She has always been late, has not used it once, wants me come and get it.  This month, I called her and she hung up on me so I think I'm up for my 1st eviction.

@Al Mcbee Love your post. During the course of your Sub2 deal, did you have to bring money to the table at closing to catch payments up or for any other reason?
