Most lenders do 80% LTV some 90. If you can find better on a non owner occupied, let me know. And they won't do it right away, you will have to hold it for a bit first.

Do you plan to use a real estate attorney? Tittle company? Or do it yourself? And if you're  doing it yourself, what means are you using to make sure the title is clear of any leans and making sure that the transfer of ownership is a smooth process?

Bank just turned me down for a heloc on a rental. They told me because of my DTI and because I took a loss on the business end. Property is free and clear. Do not want a cash out mortgage! Any suggestions?

@Libby Baugher 1. Your bank does not have a problem lending on non-owner occupied?  

2. Did you use personal or Business income to qualify?

If he is not representing you in any way, I don't see why he would need permission. How do you plan to rout the transaction?

Your version of what I would call a duplex.  Or as others would say House hacking.  My first time home buyer house was a duplex.  Your due diligence will be, not just the house.  But your new tenants/neighbors that you will be taking in.  Making sure you get the rent is one thing, but also can you handle the temperament?

If they are in a quiet residential area, I would not recommend it.
