First time renting a property!

Hey everyone I bought a property a bit over a year ago and have been living in it off and on mostly on the weekends. I have decided to put it up for rent and I was just wondering what are the important things to note in a contract for I have never made up one before and would love some advice and what to put in the contract. Thank you

Utah Apartment Association and The Good Landlard are two trade associations in Utah and have vetted, up to date leases as well as other other forms.

Pay them the $50-100 and get a real Utah specific lease.  

This is not a DIY project nor do you want to walk into an attorney's office and ask them to pull a 15 year old lease out of a drawer and dust it off for $500.  Laws get tweaked every year and your local divorce/injury/criminal/bankruptcy attorney is not going to be on top of it.
