Priscilla, great name! The best way to find experienced wholesalers in your area is to attend the local Real Estate Investment (REI) Club Meetings, I am sure there are several throughout the OC, some may even be organized through BP, there are two BP meetups in the Bay Area where I am located. If you are having a hard time finding any good clubs feel free to start your own. Start a Forum suggesting a time and place, I imagine a bunch of OC members would jump on. That would be an excellent way for you to provide value you to other investors. In any good mentor relationship both the mentee and mentor get something out of it. Good luck.

Welcome Leo, I'm with you, 25K for further education is a little pricey! Bigger Pockets has all the information you need to get going on your RE career, and the best part is that it's free! My advice would be to read as much as you can and find a local real estate investment club to attend, meet people in your market that are doing the thing.

Hello,

There are lenders out there that will cover the purchase ad rehab cost, usually they will cap the investment at 70% ARV, if the deal is good enough that should be enough to cover all of the rehab. GCA Financial is a California based lender that will fund purchase and rehab cost in exchange for interest and profit sharing. I am not sure if they operate in other states. If not maybe they can reccomend someone in your area, good luck.

Stan, if you are looking for a hands-off investment you might want to consider a turnkey operation. They will sell you a move in ready property and handle the management. I am not sure what the cash flow is like in KC but if you aren't planning on doing much in the way of handling daily operations you might want to research which markets have the best returns. Max, congrats on locking down a solid deal, if the numbers bear out as you stated you shouldn't have much trouble finding a buyer.

I agree with @Ned Carey the 70% rule is a guideline, a quick estimate to use when running through possible deals. You definitely want to perform a more detailed analysis before moving forward.
