Not sure from the way you have it set up if you are accounting for agent fees and closing costs that you are resonsible for both the front and back end of this deal. Different areas have different norms. Also you may want to consider staging the home, this helps get it sold faster, if so you will want to add this cost. I agree with Mehran, while 6 months may be plenty you should budget for 9 to be on the safe side, depending on the scope of the rehab you may end up neededing it. Regardless this seems like a great deal! good luck.

John is right, you need to find a way to add value to the situation. The best way for a wholesaler to do that is to find deals that are not listed. This website has lots of great information, just do a search on "marketing".

Ken, I agree with the advice above, discuss with your agent and see what the response is, once you know what people are saying you can determine the best way to proceed. From my experience staging is helpful, makes it easier for buyers to visualize themselves living in the home.

If it were me I would compare the terms for your various funding sources and let the numbers make the decision for you. A HELOC will probably have the lowest interest rate. Before borrowing any money, you should pull comps and make sure that the money you invest in the properties will net you a positive return.
