Welcome to BP! You can use review sites like Angie's list or Yelp to find a contractor. Or attend local Real Estate Investment meetings and ask around. Or hangout at HomeDepot early in the morning and talk to people.

To be a good wholesaler you need to be able to determine ARV, there are lots of online resources to help you, this site or YouTube are a great place to start. As a wholesaler you generally won't get a property inspection that is up to the end buyer if they want to do so.

Kyle,

Welcome, the best thing to do is to attend local Real Estate Investment Clubs and other networking events. Let people know about your current situation and find a way that you can bring value to a mentor. The podcast and blogs are great resources, take in as much as you can.

Sheena,

There are some that will shy away, it's just a matter of finding one that will work with you. A couple ways to go about it is calling different companies until you find someone that will or going to a local REI meeting and asking other investors who they have used in the past.

Hello Jason,

saving money where you can is important when you first start out. I have printed my own letters; I use yellow printer paper rather than some sort of yellow lined paper. If you are printing the letter on your personal computer it isn't going to look hand written so there really isn't a point to using lined paper. Regardless of the letters you print I suggest paying someone to address, stuff, stamp and seal the letters. You can find someone on craigslist to do this on a per letter basis. Good luck!

Rich, best way to meet wholesalers is to hit local REI meetings. You can also go to craigslist and search in the real estate section for "we buy houses" you can pretty much be a wholesaller posted that ad.

Josh,

I think you have the most important part down, which is to hit each lead multiple times. There is debate on what type of mailer you should send but it seems to be universally agreed that the key is persistance. How far into the campaigne are you meaning how many times have you hit each house?
