I purchased a completely renovated rental in Memphis on 6/25/12, great property, haven't had any issues with the house or tenants. 

3 bed, 1 bath, 1,000 sqft, built 1973, Lot 5650 sqft 

Memphis, TN 38128. 

The tenants are on a lease until March, they will most likely renew. Its managed by a local property management company that would be happy to continue managing after the sale if you would like, there fee is 10% of the rent. 

Monthly rent is $725.

Branden, congrats on the sale! lot's of great advice for you to consider. My question is how active do you want to be? Ever consider Fix and Flips? 50K is definitly enough to get started and will generate large chucks of money faster than rentals. There are hundreds of ways to invest the money, all depends what fits your personal goals the best.

Derek, research virtual wholesaling. Where there's a will there's a way. You'll have to develop some strong systems but it's possible. Alex Joungblood and Chris Chico are two big names in that arena, they have educational material on the subject.
