210$ cash flow is a good number if you are putting the right amounts away for repairs, vacancy, management (even if you are doing it yourself) and other expenses. 100$ a door is your goal but I'm guessing since you are living in and renovating the other 2 that doesn't properly apply.

Have you viewed the properties at all or blind purchase? Pm or email me details if you want and I'll look them up. Since they are SF rentals you could check their individual cash flows and ARV assuming any need work.

I'm hoping to make it to the KREIA meeting as well. Hope to meet some of you there. You will certainly get a more accurate comp from an agent as we have MLS data to work from. there are many things not on zillow or trulia that can skew a property if not properly adjusted, in terms of leaving appliances, the car in the garage, non-arms length transactions and many more.

Allie Bloyd the fiduciary responsibility of an agent is to the client. If you bring a property to the agent and they were to purchase the property out from under you that would be something to discuss with their local association office. Hopefully that hasn't happened in your situation?

I went through Kentucky Real Estate College. They werent the easiest to schedule testing with. Be prepared as it does take a pretty decent amount of your time to study and do the testing. Also you will have to take an additional 48 hours of classes in your first 2 years after passing your exam. My mom went with Semonin and really likes it, just be aware most large firms will have you scheduled for their training courses 2-4 days a week plus meetings and caravans all during the day.

Explore every purchase option you can. Depending on location it may be difficult to rent your current property out. You'll have to look at any hoa restrictions and whether or not the rent you would need matches the rents currently achieved in the area. If you need to set up an mls drip as part of your plan I'd be happy to help you with that?

Thornton's gets good reviews. I did mine through Kentucky real estate college but I wouldn't recommend them as they were difficult at times to get testing scheduled.
