Welcome to the boards! Good luck if you decide to get your license. Really do the math and interview your local association president of you can. It's important to know what your license maintenance costs will be as it's usually 2 deals a year worth of dues and fees. If you won't be doing more than that it may not be worth your time. If you want any tips for taking the class let me know. I did mine online but many larger agencies have classes in house.

I like having my license for MLS access and networking. I would find a broker that is investor friendly so that they aren't taking as big a cut. If you plan to flip it's helpful to be your own selling agent.

I just did a class with Borders and Borders, any good title company would advise against it for the seller. It opens up equitable title, inspection and failure to close issues for the seller. They may ask you to waive any contingencies to closing in order to proceed. Or they may not. Just proceed with caution.

The KREIA meeting is tomorrow night at wood haven country club. That's a good place to meet other people working the Louisville market. If you are wanting to get updates on available properties you can message me here or at the email below. Do you plan to self manage or hire out? Will you be living in the multi or will it be pure investment? All those factors effect the tax implications and loan qualification process. Start with those answers, then work out what you want to make in return. After that you'll be able to build a criteria for filtering properties in you funnel so you aren't looking at everything out there. Watch as many of Brandon Turners webcasts as possible.

Raven if you can get confirmation of how long they have rented, from the previous owner then it wouldn't be difficult.

R-5 is a density of residential properties zoning r-5 single family only. R-5a allows for carriage houses and r-5b is a little looser than that. More than likely you could get a variance or zoning change to fit its current use if you can prove its been that way for a period of years.
