Hey Tom,

I decided to get my real estate license and use the income from that side business to fund the project. I haven't made my first purchase yet, as it took 4 months longer than I expected to get the license in place. My wife and I didnt want to take money out of our regular job incomes and this seemed like a good way to learn the industry and get access to listings on MLS. There's definitely less of these properties on the market in my area than there was a year ago, but I am seeing some opportunities.

@Chuck B. Im looking to start buying around louisville stoneware, as they are pushing for an arts district. Being an artist and former resident of Phoenix Hill, its an area I think has plenty of growth potential as NuLu adjacent and heavy on duplex and first time buyer type shotguns.

Rental rates are high and actual traffic outside of Mon-fri 9-5 is very low downtown.
