What is a good cap rate for rentals in Louisville KY?

I have a package deal with 9 single family rentals. 8 of them are already rented with one year leases.I think this is a really great deal, but I though I would check in with the experts here before I jump on it. ;) Any input is appreciated. PM me if you think you need to know more about the deal before commenting.
