My last buy that's now a rental was somewhat like that....turned out the seller  is a big shot with hundreds of properties. .... he was looking to retire and ready to negotiate on this particular house.... you never know :)

It's of course based on your market. Make your judgement based on the individual deal...same as 3 or 4 bedroom homes. I have done both 2 and 3 bedrooms as flips and holds. Some real Estate agents absolutely hate 2 bedrooms,  coz they don't look at it from an investment angle. To me, it's about the  bottom line. If I buy a 2 br for 52k and rent it for $850, what's wrong with that vs a 3 br for for 75k that I rent for $1000? Both with 15 to 20k in equity?

Your thoughts and ideas on my situation please. I own some free and clear properties.  My credit has been hurt by some personal situations. I'm looking to  cash out, of course with a line position to the lender at 60 to 80 percent of appraised value. I see this as a win win, the lender gets interst, and I get to move on to my next  real Estate project.... any one know any willing to consider this? I'm in AL. Thanks for any and all input.

Hang in there, Dominique. I used to have super great credit until a disaster of a divorce hit in 2009....had 2 foreclosures as a result, 3 young kids to raise and credit destroyed...  losing my primary residence is what got me good and mad and ready to  invest in my future :).....now my credit was horrible remember?.. so I had to change my game plan since I could not get typical financing....I worked extra shifts and lived well below my means. I did my due diligence and bought a property in 2011 for 73k cash sweat money.... repeated the same a year and a half later and so on..... my point is, sit down and evaluate your specific situation and come up with a game plan that fits your circumstances.  BEST WISHES!
