Post: tenant says heat "not working right"

Sorry for your situation, but I have to agree that on this you are doing a poor job.In my experience tenants do not just randomly wake up and say "the heat is not cooling well,and oh btw there is a leak in the bathroom" These are objective, not subjective issues. It either is, or it isn't. You don't have to replace the whole roof. A roofing company should be able to give you an estimate on a reasonable repair job since it only leaks in that one spot. On the heat, I suggest you save yourself some headache and put this matter to rest by getting an independent licensed electrician (not handyman) to come out immediately and take a look at this. As for the dog poop, best wishes, I have no experince with that. Just kidding, it's simple, enforce your lease, but I would not push that right now until I have taken care of the other 2 issues. Hey John, 

That's a fortunate place to be and you seem to have the right questions and thought process. I'll share from my experience. My first few properties I did buy cash but that was because I could not at the time qualify for a loan. I did find that cash offers were in my case accepted on "hot properties" over financed offers. You present a better offer especially FSBO, REOs and generally those ready to sell since there are no financing costs and contigencies. That can work in your favor especially if you want to go into a property with built in equity. (I always have).. regardless of whether I buy a property to rent or flip, it needs to meet 2 goals: be rentable if it does not flip in my timeframe.Best wishes!

This is such a great and ispirational post. Congratulations!!! And I like it even more because it is a "she !"...( no offense guys) :). Sometimes my tenants look at me with wide eyes when they call and I show up  with my tool box and fix the problem well and effectively. Best wishes on your future undertakings!

I would not give a penny more than she deserves. I would get rid of her though. The law is on your side on this if it would make it before any decent judge, which I doubt she would go that route. State facts to her and get her out of your hair, but personally, I don't succumb to empty threats. It sounds to me that this is not her first rodeo... she probably is a serial offender. Teach her a lesson on behalf of other past and future landlords:)

Sorry for your situation, but as a landlady of many years, I have to laugh out loud at her level of manipulation! Get this one out of your life ASAP.. You don't owe her anything for her "break in losses"...that's why she should have had renter's insurance. Tell her a#^ in writing that there is a lease in place that you can uphold in court and leave it at that. Document , document, document everything. I would let this one off the lease, but deduct any and all costs for damages from the deposit per your lease agreement. As for the PM, fire them.Did they find this tenant or did you?. Best wishes!!

Not sure about GA, but I think it would be similar to AL. Here one does have to pay all existing taxes... ( that's the reason they are selling it at a tax auction) or did I misunderstand the question. Sorry if I did. Call the Tax Assesors office where the property is located. They should be able to answer all those questions for you. Best wishes.

Not sure about your laws in VA, but I think you may be talking about 2 separate things... the right to cure in AL where you notify them of the breach in contract and they get 7-14 days to cure that... after that, you can proceed if you do not accept any partial payments and can prove breach of lease... that's in AL. . Looking to sell only because I need to liquidate for personal reasons. This is a property I have owned and managed. Current lease expires in April and is $875 per month. Property is located in a growing, safe city with desirable schools. Very rentable area.. just a sign in the yard generates multiple potential renters. I'm a inactive real Estate agent in AL. Only got my license for investment purposes. If interested, let me know.  Thanks!

In my area, SF homes don't usually provide them, some apartments do offer that option. Also due to this, my tenants usually have their own W/D.
