Hey, BP,

Please give me your input, I would truly appreciate it. 

I lover RE and have done about  4-6 flips and holds... I've had to do them with hard earned  cash due to credit issues post divorce. ...

I have located a property I'd like to  purchase and placed an offer. It was 46750...the counter was 55k.  I countered at 48, they countered at 50k. I have my financing and inspection contingencies.

Best wishes to you! ... I'm not sure how you should go about this aside from your state eviction laws if he as it seems does not take this as a business relationship.

I have to say that I can understand your perspective.  I was quite surprised when this was taught in a safety class by my local Realtors association..... taught by a  law enforcement officer. He actually polled us by a show of hands on whether we should or should not carry a gun to a showing...I was of the opinion as most of the rest of us that we should..... we were wrong, and I saw his point after he presented different scenarios and facts. I'm not sure I have a direct link, this was a class 2 years ago. If I find it, I will gladly forward it. In the meantime, that's in the end an individual decision?, we can agree to disagree and support safety by following things like not letting the person we a showing a property follow behind us into rooms...I'm amazed at how many people walk into the house and let a stranger follow behind them from room to room. ...

The difference is this: this agent was not expecting attack, nor will most. In home invasions you have a few minutes... in a situation ESPECIALLY when a female is showing the house, if you have a gun and the person you are showing it to is a preditor, .....yes....that gun will be used against you...and yes again....for safety sake...

Sorry you feel that way Ryan, that way Ryan...it is indeed true..

Interesting topic.... I represent myself as the owner, however I see both sides especially when it comes to increasing the rent.... if they knew me as a PM, I could send an impersonal letter stating rent is going up 10%..

Sue, he said above that he agreed to termination of the tenant....I was watching for that too ..  next time, you don't agree to termination of a lease unless you  are given a viable option... best wishes.
