Financing is not easy...

So i read all the books and listened to all the podcast that say... Find the deal, the financing will come .... this is not true... 

The truth is that if you are starting out, you need great credit, i nice down payment and someone with experience to get a HML or know someone with Private Money that really trust you...

So this is a set back... i found a deal but could not finance it.. it was my first deal in Birmingham AL and my PML backed out.

It was not cuz of the deal, he just backed out giving us money all together.

So we are  back at square one. I do not come from a place of money, so i dont know many ppl with that type of money in the bank.

But i will keep trying in see what happens.

@Dominique Jones I am new to the business too and have run into several obstacles that make me wonder how other people find simple success.  In the end, its up to you to succeed and your tenacity to win.  When I have faced an issue, I keep going.  At this point, I have found it difficult to find a reliable contractor to rehab my property.  I spent 4 hours today calling realtors asking for reliable contractors.  I made about 50 phone calls overall.  I finally found a guy that gave me a feeling that he can do the job.  I realize this isn't a funding success you were looking for, but you have to keep calling banks and private lenders until you find the one that will work with you.  Remember it is up to you, not any one else, to succeed in this business.

Again, I am new and just working on my first deal.  I have no clue what I am going to do round 2 and beyond.
