Cash out on investment properties.

Your thoughts and ideas on my situation please. I own some free and clear properties.  My credit has been hurt by some personal situations. I'm looking to  cash out, of course with a line position to the lender at 60 to 80 percent of appraised value. I see this as a win win, the lender gets interst, and I get to move on to my next  real Estate project.... any one know any willing to consider this? I'm in AL. Thanks for any and all input.
