I'm not sure about your state laws, but you don't have to use a lawyer. Just Google your laws and follow the notices and serve by posting on the door and take a pic of each notice. After you complete your end, it's time to go to the courthouse with your proof of notices. The judge will approve the eviction and give an order for the Sheriff to serve them. Then the Sheriff calls you and you both agree on a date. .....it's pretty simple to do if you don't want to pay an attorney.

This is just for a good laugh. I know landlording is a business and can be tough. Anyone ready to share a little humor of what you've encountered?:):)..... my top  of the list was a tenant I was about to evict who told me with a straight face that he was late for 3 months rent "because his wife had died"....Oops, I had just gotten off the phone with her and she was alive and well... :):)

I'm going to  exercise a little  freedom of speech here. ..: "I hate that they got robbed, I  don't control that as a landlord...  it could have been 1 million and still that's not my damn problem as a landlord. Too BAD they didn't insure their "so called valuables" through a Renters insurance company or put them in a safe deposit box. ... Landlording is not about checking tenants property. But, you don't alter my property without my approval 

I also told them they can follow the instructions and spray 1-2 months  and that should take care of their problem, in the Hot south, these Palmetto bugs are coming in for water and food...

I asked this same question about 2 or 3 weeks ago....see if you can find it under this forum. Eventually,  what I did is buy my tenants pest control spray from Home Depot and ask them if they would like me to spray. They wanted to spray.... nice! I told them if that doesn't work, give me a call..... I haven't gotten a call yet...

My lease doesn't address that, unfortunately....know I know to add that clause. I'll just have to get these tenants to work with me on showing times... yes, you ate right, it would be at least Nov by the time I get a buyer and close.

Hey BP,

Need your input on this please.I've had something come up in my personal life and will need extra cash over the next 6 months to a year. One of my rentals has a lease that expires in November.  I hate to do this, but I'm running out of options but to sell this property. Is that legal. I would give the tenants at least a month notice and try hard to work with them to locate another property. Thanks for your input ...

I've had to evict, very frustrating situation to deal with.  As you can see, they have a pattern of not honoring their word, so their "agreement "means squat. Follow the law or you will owe them. Do a "clean eviction" as it is termed with a sheriff present that enforces the eviction, not you. Do NOT change locks, utilities or anything of that nature or you are opening yourself up to lawsuits. Also do not unnecessarily harass or communicate with them expect to serve notices by law. Keep it all formal and be patient.

This is how I'm looking at it: the market is gradually changing and good deals are not as many in most markets as they have been. Interest rates are currently low, not sure for how much longer.  So I would save to buy properties while the market is good.....then work to pay them off later...
