I love RE, love it!. I try to share my passion with friends hoping for at least some interest....at the end, they say, "wow, very nice".... ( just a general idea in conversation, no profit  etc for me) If it was me 10 years ago,  I wish someone would have shared with me what I'm sharing...anyone else encountered this? Should I just stop? I'm not where I want to be in RE, but I'm financially independent because of it..

I don't dress up or down for tenants. What you see is what you get.....the contract and me going over it line by line, that's how I approach it... if someone calls me to view a property and I prequalify them for a showing over the phone, I am not going home to change if I am at my son's soccer game,  or at a closing....

I would not touch much of that area as an investment.....there are more stable neighborhoods you can invest in for close to the same amount and peace of mind. Feel free to inbox.

My "handy" tenant went against the lease (which requires my approval on any alterations etc...)..... and uprooted nice landscape  bushes, coz he "planned to replace them with a master landscaping plan "..... he even tried to cut down the neighbor's tree....that's when I got the call from the frantic neighbor. ...too late for my bushes. And he also did some "plumbing work" that resulted in a massive leak that cost me $2500 in carpet replacement and ceiling repairs..... 

Handy tenants???... a NO for me, it still needs my approval. Some are not as handy as they think they are, then the landlord is stuck with the aftermath.

My confusion is in the way to structure the deal....I'm reading on that, but how is the paperwork done with wholesaling?

Hey all... I'm a real estate  investor looking to go into wholesaling. In the past, I've done some rehabs and holds. Not hundreds, but enough to  be able to always see and assess a good deal I was self taught..

Wholesaling is an area I need to explore now... I am looking to  learn and be of help to an investor with wholesaling experience. I have a good eye for good deals...I'm in AL..if this is  something that would be a win win situation for you,  I would love to connect with you.  Thanks.

Very valid questions. Why don't you address those issues with the warranty companies directly.  Each is so different. Ask them, after all it is your money.  Get a clear in writing understanding of what they do and don't cover. Also ask them what your copay is...for most, you will have to pay a fee for them to fix or come out. REMEMBER,  they are a business, they are counting on NO claims and they cover themselves to pay as little as possible. ...
