Hi, for me IRR was more the annual principal pay down plus annual cash flow divided by down payment giving me a higher percentage.... since my cash flow is only 50-100$ monthly , that's why my coc is lower.

But add in around 600-700$ monthly principal pay down it changes things....

Hi,

My COC on potential deal is lower (conservative) around 2-6%. But IRR is more around 20-32% (depending on my final purchase price .

I am long hold on this property , in an area where I believe it will really gain in value (this is the icing on the cake ;-)

What are your thoughts on a unit that has slightly lower cash flow and COC return, but solid IRR? (Principal pay down + cash flow / down payment )??

Anyone know where a good excel spread sheet is to help break down and calculate property expenses and cash flow?

What are some of the pros and cons of going with hard money / private lending vs conventional for a second home/ investment, rental property??

Thanks for the advise. I was thinking about this option as well. Only thing holding me back is the opportunity cost of having that cash sit in the property 6 months- 1 year before I refi, as well as the capital gains that are triggered to pool the money together although this May still be the most cost efficient way to go as the hard money loans are much higher rates...

Sorry DTI too high. And yes I could buy two properties but want to finance the homes not do cash down....

If:

-Current joint primary Mortage with spouse 300 k

-Won’t qualify for conventional or investment loan because dti is too low (they ding you for entire primary mortgage plus taxes)

- liquid assets 600+

-current home equity 800k+

Looking to buy second home for short term rentals / investment around 300-450k

Besides HELOC what are best loan options and why?

Even though market is hot, and if you are a long term holder of property (+7 years) and if a property is still cash flows positive, do you advice a first time investor to purchase in Florida during these times ?

Why it why not?

We know the market is hot, but when are property values (close to beaches) going to come down?
