Hello, what are some good websites to use put your home on the MLS for sale by owner?

Hello,

The area I am looking to buy a second home/ investment property in Florida close to the beach, is filled with lots of SFH older homes that have been remodeled, flipped and sold. The chances of these homes having termites currently or in the past is high due to the location.

How would you go about dealing with this ? Would you buy a home that May have had termites or that they are exterminating while the home is on the market?

Let’s say I purchased investment home for 200,000. After many years I have 100,000 inequity built up.

If I then sold this home for 250,000 (without 1031 exchange) , what am I taxed on?

Would people consider buying an Investment property that worst case breaks even or minimal cash flow?

If this were a long term hold 5+ years .

Why or why not? If you are not necessarily needing the income from cash flow immediately....

@Kiet Ho terrible idea. Opportunity cost of 200k. Passive income through positive cash flow using leverage of Mortage. Minimize your risk to what fits you . 200 k down for 200$ monthly = terrible ROI.

How do you mark that you are accepting back up offers on MLS while you are pending after accepting an offer?

What is a good software to track expenses ? (Easy receipt uploading, etc) This would be for less than 2 rental properties for now.
