I would look at similar properties  comps as close as possible to home,  and go from there. Minus 5k or so for rehab.

Take advantage of all BP has to offer. Listen and read everything you can get your hands on, then take MASSIVE action towards your goals.

You must have a accurate ARV, After Repair Value on the property. Use 65-70% of value,You then minus repairs and add your fee. That is your Max offer.
