I would look at similar properties  comps as close as possible to home,  and go from there. Minus 5k or so for rehab.

Hi Judy,

You must have a accurate ARV, After Repair Value on the property. Use 65-70% of value,You then minus repairs and add your fee. That is your Max offer.
