If you are having trouble finding buyers, yes, you are wasting your time. Most are probably teardowns, and if it's not in a good area, most won't want to build there. It's not impossible, but there are better ways to make money. Why not look for properties 50k and under?

You are correct. Never trust agents who attempt to steal your deal. We assign all the time in NC.

We haven't done business together as of yet, I do know your pain, ( As I have dealt with plenty of them myself), but to dismiss all of us would be a mistake.

Every situation is different. Do your homework, and have a conversation with the seller. Let them know what you do and find out if you can come to a agreement. The numbers for every seller are different. Remember, they only have one house to sell. You have many to buy.

Definitely skip trace and look into it further, but sometimes the family doesn't want to sell. I've run into that a few times.

@Barbara Kennedy is correct. Education. I tell realtors all the time that they sell 86% of all the real estate in the country...I sell the other 14%. Nothing illegal about helping people find a solution to their situation. The key is handling it with professionalism and class.

It's called a JV deal. Both parties bring something to the table. I have a property, you have a buyer. We close and split profit. Everyone is aware of who is involved in sale...but I think you may be talking about piggybacking...and that is not cool...or legal.
