Hi,

I have a motivated seller who is asking me to make an offer. He purchased the property in 2011 with contract of deed for $45k and 20% down. He fully remodeled the house in 2012 and has a tenant since then who pays 1000 month. Comps in the area range from 106000 to 160000. Does anyone have a good idea what the ARV on this property will be. It needs minor work, change couple of interior doors and fix a hole in the wall. Other than that everything is ok. Any feedback is appreciated.
