I would call him, introduce myself, and say " I received a phone call, why am I calling you?" He will say I don't know. " Does it have something to do with real estate?" " Do you have a house for sale?" Listen. Just stay in control on the conversation. Do not ask for the sale. Let him sell it to you instead. If this house is for sale, he has ppl calling him, pitching him. No one wants to be sold...Good luck!

I encourage everyone starting out to find a mentor. There is a learning curve in this business. Why walk into a dark alley alone, when there are people that have been there and can hold a light for you?

A quick way to do it would be a simple promissory note or one page agreement and have it notorized.

I have a few friends that have flipped burned homes. They have bought them extremely cheap, (5-20k) after insurance paid the homeowner. If you are wholesaling, look for flippers in your area that are excited about burned homes. They will pay the most. Good luck!
