Jason,

The first thing I teach all wholesalers to do is build a solid buyers list. Call them, talk to them. Find out what they like. When you have a deal, you can effectively market it to those buyers. It works for us!

Stay with it. Every market is different. We recently did a campaign in Charlotte and had virtually no response, but the campaign before that, we had a 14% response rate. Stay proactive, if you stay consistent, things will happen.

No. Never. The sellers, for the most part, are very nice. I've had more issues with buyers...

Sure. We always tell our sellers that one of three things will happen: 1. We will buy property, make any improvements, and sell it to a nice family. 2. We will buy property and rent it out. 3. Or we will pass it along to one of our fellow investors.

This way, seller knows our position at all times. Communicate with seller throughout the process as well. It makes everything easier.

My recommendation is for you to put these houses under contract yourself and assign them to your end buyers. You do not need a lot of capital to do this. Having legal "financial interest" in the property also makes certain you are not cut out of a deal by a buyer...trust us, it happens.

We have done both. It really depends on the deal and the people involved. We are always transparent with the seller, and buyers can be picky when dealing with wholesalers. We are looking for the best "Three Legged Stool theory", that is, a Win for all parties.
