Hi my name is Judy and I wanted to know when starting out in wholesaling, do I have to calculate the repairs on the sellers house or does my buyer calculate  the repairs or take as is? Next, when myself and the seller come to an agreement, do we then sign the sale&purchase contract? Finally, after the property is signed to me is that when I have an assignment contract signed between myself and the buyer and then take to a title company?
