Assignment contract. Spread (your fee) is whatever that deal will allow. Remember the three legged stool theory: It must be good for the seller, you, and the end buyer to be a deal. Good luck!

Are you doing postcard campaign?  You can usually just send your list to printing company and break it up any way you like. Good luck!

it's tight here as well. I'm sticking to the 65-70% rule. We lose lots of deals to the hedge fund companies. Not much we can do except look for deals in other markets.

I would possibly offer 2500 or so for "moving costs". It works!

Pay no attention to some of these so called investors, realtors, agents and the like. Most have no idea the value we bring to the marketplace.

@Nadirah Dawson, congrats! Chelsea gave some good advice. I would just ask, why do you have realtor fees in the equation? Is this a MLS or off market property? The reason I ask is your fee should be higher on this deal IMO. The concept here is that everyone wins, not just your end buyer. No...it is NOT illegal to wholesale in SC. I have many friends doing very well in SC...and the are not breaking any laws..
