Post: Flipping in flood zone ?

you may want to look into a flood cert.  to find out if the property has been zoned differently over the years and if the required amount of insurance will change.  flood zone homes have a tendency to stay on the market longer so you have to take that into account.  it's not a deal if you are sitting on it for 6-12 months. imo

If the owner has a contract with a realtor, you have to work thru them BUT....if you are not getting anywhere with the realtor, you could reach out to the owner and explain that you have an interest in the property and need his/her realtor to contact you.  OR you could use a realtor, such as myself, to help facilitate the communication and represent you in the transaction. I always recommend that you have someone looking out for your best interests, not someone that is representing both sides.   Who's best interest would they have in mind in that scenario?  It's usually the seller's since they ahve the relationship with them first.  Let me know if I can be of assistance.

I would ask to see the rest of their credit report to show if there are other areas in which they are behind.  If it's just on the medical side, then I would do a little more investigating to see what you can find out.  There are a lot of tenant screening companies that can dig deeper then the credit report.  As for asking for more security deposit, this is not allowed in NJ.  Max is 1.5%.  I have heard of some people setting up an escrow account with their attorney to hold additional funds from which the monthly rent is transferred from.  You may want to ask about that.  There's always more to the story then just the numbers.

I guess that it all depends on where the house is and the value for the home.  Most agents won't give a referral on a rental for it isn't worth their time.  I would be willing to consider.  PM me or call me to discuss details.

Patrick is correct except that N Wildwood extends from the the boardwalk to the bay.  Wildwood proper is at the boardwalk, then you have the crest then diamond beach.  there is always a lot of condos (converted hotel/motel rooms available for sale and they rent out very well.  good luck.

Depending on how quickly you are looking to make a purchase, there is an organization that i work with called the Housing Partnership of NJ.  They have lenders in their program that have matching grant programs and the Partnership has some grant programs as well.  If you would like any additional info, feel free to reach out.  Good luck.
