Welcome!! You will learn a great deal by being part of this community. I'm not sure why you want to go FHA but I have a lender for first time home buyers that only requires 3% down. Since you are looking for an owner occupied property to start off with, you will qualify. When you get that far, let me know and I can direct you. @Max Tanenbaum For me here in Morris County it depends a lot on the price range and age range of potential tenant.  I have found that I get a lot of interest for rentals ranging between $1200-2200 on Craigislist but those people have a tendency to want to rent on their own without a realtor's help for a reason.  ie bad credit, not wanting to pay a fee, illegal etc.

Trulia usually blow away zillow and hotpads, but that's hard to say now that Trulia and Zillow are one.  Postlets was a place where you could start your listing and post easily to other sites, but that has been bought out by Zillow so you can start your postings there.  They are all free to use.

why would you need to hold a deposit and wait to have the lease signed?  why not sign the lease and take the first month's rent at lease signing along with the deposit money???  you can sign the lease in advance so is there a reason to put it off?
