You really need to be on top of them on a regular basis and make sure that you have everything done that they require.  They neglect to tell you their requirements in full, then they spring it on you in stages to drag it on longer.

All parties should be on the lease and the rent is due in full regardless of who it comes from.  I do a lot of rentals here in NJ the first few months of the year, so I would think that you other tenants shouldn't be too far away. Do you have the property listed with an agent or are you trying to find them yourself?  If on the open market, your tenant pool will naturally be increased.

Lloyds will write a lot of policies but they generally have the highest rates. I have someone if  you are interested that works for Farmers that does a lot for me.  If you would like his info, please pm me.

I send my clients to Farmers Insurance. They seem to be able to write everything that I send over to them. Mark Unglab is the agent that I deal with.

Alfalfa fields....that's funny.  I would then treat everyone as individuals until you develop a relationship with them and determine who you can trust and who you can't.

You were totally misinformed there Sean.  The only tax break that your mother may qualify for is a senior citizen discount.  Some towns in NJ offer a tax break or may even freeze your taxes for those over the age of 65.  I would suggest that you have her call, or you can call for her, and see what tax break, if any, they would offer to her and how she could go about instituting that discount.
