the 10k is for all 3 properties. There was nothing recently sold anywhere in the area. RE is kind of slow in this particular town. But when I used Zillow, they were estimating the property values ranging from 40k to 70k. They are all on the same street right beside each other.

Catchy title huh? Lol, you're nasty.. Just joking...

But anyways, back to business.

I recently found someone that is selling 3 properties for 10k. The properties would require a major facelift and they aren't quite in the nicest neighborhood either (not quite in the warzone, but you can walk there pretty quickly). Two are two bed, one bath, and the other is a small duplex(guessing 2 BD 1 BH). I've emailed the seller and told him that I wanted to speak with him on the phone, but I honestly have no clue what to ask.

I'm assuming that everything is free and clear, but I'm more focused on if I should even worry about the properties because of the location. It would be a super amazing buy for someone who deals with Section 8 housing, but I just don't know...

Any advice or questions are welcome and greatly appreciated!

Well my journey will begin on Friday when my bandit signs arrive. I have been basically lurking in the background on BP, tons of reading, and asking questions. I came to work the other day and realized how much I hate working for other companies and living paycheck to paycheck. I made up my mind last Sunday that its time for a change and its not going to be given to me so I just need to get the ball rolling.

I cut out a stencil for my bandit signs, ordered 50 blank yellow signs, made my sign stack from a mason ladder from Lowes(cuts the pricing down to about 25 cent a piece compared to $1 plus). Posting ads on Craigslist every two day looking for investors in my area (up to 10 buyers in less then a week). Calling attorneys getting price inquires for there work. Even set up a (888) number for my business. I'm basically crossing all my T's and dotting the I's until my signs arrive Friday. Then I'll hit the ground running with everything else.

So overall I must give myself a pat on the back for a good start of the second quarter!

Thanks for that advice! So is this basically what the title company does? And you said, "Title is obviously still needed but at least you know what your dealing with." What exactly do you mean by this? I'm not quite grasping it. Thanks again!

If you needed money for marketing purposes, would a hard money lender help out with that situation? Or are they strictly for real estate deals only?
